Do You Need to Register a Rent Agreement in Hyderabad?
Only if the lease runs for a year or more. Under Section 17 of the Registration Act, 1908, leases of 12 months or longer must be registered at a sub-registrar office. That's why most Hyderabad agreements run for 11 months: they're valid on e-stamp paper without registration.

Tenant Police Verification in Hyderabad
Hyderabad, Cyberabad and Malkajgiri police have asked landlords to get every tenant verified before move-in. In July 2026 they warned that owners who rent without verification could face legal action, including penalties and sealing of the premises, if the flat is later linked to a crime (Siasat, 15 July 2026).
There are two ways to do it:

- Local police station. Collect the tenant verification form, fill it in and submit it with the tenant's ID and address proof.

Clauses Worth Getting Right in Hyderabad
