Do You Need to Register a Rent Agreement in Pune?

Yes. Maharashtra requires every leave and licence agreement to be written and registered, including the usual 11-month one (Section 55, Maharashtra Rent Control Act, 1999). A notarised agreement on stamp paper doesn't meet that rule.

The landlord is responsible for getting it registered and risks a fine or jail term if it isn't. For tenants, the registered copy is what a company HR team, bank or passport office will ask for, and it's your proof if the deposit refund turns into a dispute. Rent Agreement Cost in Pune

A registered rent agreement in Pune costs stamp duty plus a registration fee plus the service fee. Stamp duty is 0.25% of the licence value. The registration fee is ₹1,000 inside PMC or PCMC limits and ₹500 in rural areas.

The licence value adds up the rent for the whole term, any non-refundable deposit, and 10% a year of the refundable deposit. You don't pay duty on the full deposit, only on that notional interest. Some sites still quote a registration fee of 1% of value; that rate doesn't apply to leave and licence agreements.

\text{Stamp duty} = 0.25\% \times \left(\text{rent} \times \text{months} + \text{non-refundable deposit} + 10\% \times \text{refundable deposit} \times \tfrac{\text{months}}{12}\right)

How to Register a Rent Agreement in Pune Online

  1. Enter the details (about 10 minutes). Owner, tenant, flat address as on the tax bill or Index II, rent, deposit, lock-in and notice.
  2. Approve the draft. Add what matters in Pune: maintenance charges, parking, rent increase at renewal, painting and deep cleaning at exit.
  3. Pay the government charges. We show stamp duty and the registration fee separately from our fee.
  4. Biometrics at your door. Our executive brings the fingerprint device. Owner, tenant and two witnesses can each verify at a different time and place, which helps when the owner lives in Mumbai or abroad. [Editor: confirm remote options.]
  5. Receive the registered agreement. The digitally signed copy is emailed once the sub-registrar approves it, usually within [TURNAROUND].

Tenant Police Verification in Pune

Pune owners must report their tenants to the police, and the easiest way is online. Registration and police verification are separate steps: one doesn't replace the other.

  1. Open the right portal. Use the tenant information service on the Maharashtra Police citizen portal, or the website of the police unit that covers the flat.
  2. Enter owner and tenant details. Names, permanent addresses, phone numbers and the rented flat's address.
  3. Upload documents. The tenant's photo and ID proof, and a copy of the registered agreement.
  4. Submit and save the acknowledgement. Keep it with the agreement; the local police station may follow up.

Which unit applies depends on the address: Pune City Police for most of PMC, the Pimpri-Chinchwad Police Commissionerate for Wakad, Hinjewadi, Pimpri and Chinchwad, and Pune Rural Police outside both. Create Now!

Renewing an 11-Month Rent Agreement in Pune

A registered leave and licence agreement can't be stretched by a letter or a fresh stamp. When the term ends, you register a new agreement.

  • Start 3 to 4 weeks early. It leaves time for both parties' biometrics before the old term lapses.
  • Write the new rent in. If the old agreement had an escalation clause (often 5% to 10%), apply it to the new rent.
  • Carry the deposit forward. State whether the existing deposit continues or is topped up.
  • Repeat police verification if the tenant or occupants change.

Planning to stay longer? A 22- or 33-month term means one registration instead of two or three, though the stamp duty rises with the term. Contact Us!

Frequently asked questions

Marked up with FAQPage schema so answers can appear directly in search results.

What are the charges for a rent agreement in Pune?

Stamp duty of 0.25% of the licence value, a registration fee of ₹1,000 in PMC/PCMC or ₹500 in rural areas, a small document handling charge, and the service fee. For an 11-month flat at ₹32,000 rent with a ₹1 lakh deposit, the government charges come to about ₹1,900 plus the handling charge.

Is an online rent agreement valid in Maharashtra?

Yes. An agreement registered through Maharashtra's online leave and licence system with Aadhaar biometrics is a registered document, just like one done at the sub-registrar's office.

What is an 11-month rent agreement?

It's an agreement for a term just under a year, common across India because a lease under 12 months doesn't need registration under the central Registration Act. Maharashtra is different: here even an 11-month leave and licence agreement must be registered.

Is a notarised rent agreement valid in Pune?

Not as a substitute for registration. A notarised-only leave and licence agreement doesn't meet the Section 55 requirement and gives both sides weaker protection.

How do I check my rent agreement is registered?

Your registered copy carries a document number, year and sub-registrar office. You can search for it with those details on the IGR Maharashtra website.

How long does it take to get a registered rent agreement in Pune?

Drafting takes about 10 minutes. After biometrics, the registered agreement usually arrives within [TURNAROUND].

Can the owner register from outside Pune?

Yes. Each party can do biometrics separately, so an owner in Mumbai, Bengaluru or abroad doesn't need to travel.
